Listing agents require full professional service from any buyer's agent and do not tolerate "lazy" or "absentee" buyer's agents looking for free and easy commission. Home buyer rebates are not exclusive to any Realtor® or real estate brokerage. That would be an illegal monopoly. Rather, you can choose the Realtor®, agent, or brokerage and rebate offer that best suits your needs.
We are paid by the home seller, home builder, or the subdivision or community developer. We are only paid if we are your Realtor® of record, but we are NOT paid by you.
No. The seller or builder will not reduce the price of the home because you chose not to be represented by an agent. Instead, the entire 6% commission will go to the listing agent. The only way you can receive part of the 3% commission that would be awarded to your agent is to have an agent who will give you a rebate.
Yes. The rebate programs I offer can be applied to newly built homes, homes that are lived in, homes that were previously lived in and are now vacant, homes that are for sale by owner, or any other type of home.
You can receive the rebate at closing or after closing. The rebate can be applied to the price of the home and function as a discount. Alternatively, after closing I can pay you by certified bank check from a bank of your choice.
No, such an agreement is not required by law in order to receive a rebate. However, it does provide protection to all parties by clearly explaining the terms of the relationship and the rebate. I will work with you either way.
If you are dissatisfied with your service, please communicate what you would like to change. I am willing to work with you and am very flexible. If, though, you decide you do not want to work with me any more, you can terminate your services at any time. Simply text or email me a termination of services.
No. You can choose to apply the rebate to the purchase price, but you do not have to. You can receive the rebate as a check and use it to do anything you want! Put it towards furnishing the new home, a vacation, or any other way you would like to spend it!
You do the work of finding homes you want to view and narrowing your search down. This saves me time and money, so I feel it is only fair to compensate you for your efforts by offering a rebate.
